Building Information Modeling in Architectural Design and Project Delivery: Coordination, Effort Distribution, and Performance Outcomes

Abstract


Building Information Modeling (BIM) has transformed architectural designand project delivery by replacing discrete documents with a shared, object-based model of the building. This paper examines how BIM influences design coordination, the distribution of design effort across project phases, and measurable delivery outcomes. A conceptual account of BIM as a model-centred process is developed, and its effects are illustrated through acomparison of design effort and key performance indicators between atraditional document-based workflow and a BIM-enabled workflow. Theanalysis indicates that BIM shifts effort earlier in the project timeline, wherethe ability to influence cost and performance is greatest and the cost ofchanges is lowest, while reducing requests for information, design clashes,and rework during construction. The discussion considers the organisationaland contractual conditions required to realise these benefits, includingcollaborative procurement and clearly defined model uses.
