Abstract


Building Information Modeling (BIM) is rapidly transforming the architecture, engineering, and construction (AEC) industry by providing a digital representation of physical and functional characteristics of buildings and infrastructure. Advanced BIM techniques go beyond simple 3D modeling, incorporating 4D scheduling, 5D cost estimation, 6D sustainability analysis, and even 7D facility management. These technologies enhance collaboration, reduce errors, improve efficiency, and support data-driven decision making throughout the project lifecycle. However, despite the potential benefits, several challenges such as interoperability issues, lack of skilled workforce, and high initial costs hinder its adoption. This paper explores the evolution of advanced BIM, its applications, challenges, and future scope in modern construction practices.
